When a tenant moves out, when a pipe bursts, when rent comes in late — who handles it? Until that question is answered, favorable terms elsewhere rarely close the decision. And if you are not local, the question only gets sharper.

We know this local market

Los Angeles — Koreatown, Hollywood, and the surrounding submarkets — is where we actually transact. More than half of our deals sit in the Koreatown and Wilshire corridor.

Knowing one neighborhood deeply is not the same as knowing several of them lightly. How far below market the rents run on a given block, which buildings haven't traded in a decade, who might be willing to sell — none of that appears on a map.

That is also why we have not spread out. Adding submarkets would widen the map and thin the knowledge, and the knowledge is what the client is paying for.
